If you see water flowing out of the pipe, your heater has no issues. However, if you see that the valve does not open despite lifting the lever or if there is any leakage of the valve, it is time to replace it.
Replace the Anode Rod
Every gas or electric water heater will have an anode rod which attracts corrosive minerals in order to prevent these minerals from corroding the tank. Replacing the anode rod regularly every few years can lengthen the life of the water heater.
Flush the Water Heater Tank

Open the pressure release valve, then use a hose and bucket to drain water from the tank until no sediment can be seen and the water comes out clear.
Clean the Air Intake Filter

The air intake filter can be accessed by removing the face plate of the heater. Refer to the manual to see how you can do this. When you have taken the filter out, you should rinse it with clean water. Then, dry the filter with paper towels and reinstall the air intake filter. Ensure all service caps are screwed on tightly, and open all hot and cold water valves once you are done. Then, restore the power of your water heater. Any leaks should be addressed immediately.
